The Neman Group management typically begins as early as 3 days to a week after committing depending on the owners preference.
How long does it usually take to fill a vacancy?
The best part of our leasing service is that our agreement is non-exclusionary which means you are able to sue other leasing agents as well. If another agent leases the unit, you do not have to pay us at all.
On average, we fill vacancies within 2-4 weeks. Using targeted marketing, comprehensive tenant screening, and competitive pricing strategies, we attract reliable tenants quickly to minimize vacancy time and maximize income.
Do I need to commit to a long-term contract?
No, there’s no long-term commitment required. Our contract is month-to-month, allowing you to rescind at any time. However, we do recommend staying for at least two years to experience the full benefits of our services.
Do I have to use your maintenance and repair team?
No, you’re free to use your preferred vendors. However, we also offer access to our network of trusted, cost-effective maintenance professionals, ensuring quality and consistency in all repairs and upkeep.
How do you handle rent collection and late payments?
We collect rent in a variety of ways. For example we accept rent through electronic payment services, mail, and directly from the on-site managers making payments easy for tenants. If a payment is late, we follow up immediately with reminders and work with tenants to resolve issues, ensuring consistent cash flow for you.
Can you assist with eviction proceedings if necessary?
Yes, we handle all aspects of eviction, following local laws and regulations to ensure a fair and compliant process. We take care of notices, legal documentation, and court proceedings if necessary, protecting your property and rights.
How do you handle tenant turnover and finding new tenants?
We manage the entire turnover process, from the moment we receive notice of a tenants move-out, we begin the motions of the turnover by listing the unit, conducting inspections, budgeting and planning, making repairs, and advertising.
